Lori HawkinsA 55-story downtown Austin condo tower that has been in the works for several years is moving forward with a new name and plans for development.

Austin-based firm Urbanspace Real Estate + Interiors has named the project in the Rainey Street district the Modern Austin Residences. The property at 610 Davis Street will have 345 market-rate units and 20 units that will be offered to people earning 80% of median family income in the Austin metro area, which is $97,600 for a family of four, according to data from the city of Austin’s Neighborhood Housing and Community Development Office.

The market-rate units will start in the $400,000 range for a one-bedroom unit. Three-bedroom units will be priced at $1.6 million, with prices up to $5 million. Perhaps by now you’ve heard that the downtown Austin condo tower project planned since 2019 by local real estate firm Urbanspace at 90-92 Rainey Street has officially announced its new look and brand identity — the Modern Austin Residences.

Developers reveal name, details for new Rainey tower

The developer of a new high-rise headed for downtown’s popular Rainey Street neighborhood released more details about the building, including its name and the number of residential units it will hold. The tower formerly known as 9092 Rainey has now been christened The Modern Austin Residences, according to the building’s website.

Located at 610 Davis Street, the 55-story tower will offer 345 market-rate condominiums ranging in size from 600 to 5,000 square feet, with one to four bedrooms. Prices start at around $400,000 and range to north of $5 million. According to its website—which leans into such concepts as 20th-century modernism, urban walkability, and keeping Austin weird— the Modern will have four floors of amenities, including a fitness center, yoga and pilates studios, an Olympic-sized swimming pool, a spa, guest suites, a dog run and washing facilities, and storage for bikes and paddleboards.

A proposal submitted to the city last spring shows plans for about 12,000 square feet of retail space on the ground floor of the residential tower, which will be built on the current sites of Container Bar and Bungalow.

AUSTIN, Texas — New development details on a 55-story high-rise coming to Rainey Street in Austin are out, including an official name. Urban Space Real Estate + Interiors announced “The Modern Austin Residences” Tuesday, the company’s first-ever condo project.

The building will be made up of 345 condos, according to its website. It will also feature 20 affordable housing units, according to a report from the Austin Business Journal. Each unit will have one to four bedrooms.

The Modern Austin Residences will have 55 stories featuring 345 market-rate residences and 20 affordable housing units. Austin’s Urbanspace Real Estate + Interiors is developing the project.
